The revaluation begins with the collection of information about a property including square footage of living area, number of rooms, recent additions and other important facts that help the county's appraiser determine the value. The auditor's office has contracted with Appraisal Research Corporation to complete the reappraisal on some 33,000 parcels of property in Crawford County. Appraisal Research Corporation specializes in major property revaluation programs, commonly referred to as mass appraisal, and is approved by the state to perform such services.

"Over the next few months, property owners will be asked to cooperate and participate in the revaluation process of their property," Hildebrand said. "Each residential property owner will be receiving a mailer from the county auditor's office that will provide them with certain information about their property. I would encourage them to verify, provide the information being requested, as it is very important when conducting a mass appraisal to begin with data that is accurate," said Hildebrand. Business property owners will receive a separate request for information needed to appraise commercial or industrial properties. Appraisal Research Corporation representatives will view each property and be taking photographs of all buildings in the county.

These photographs, along with the building information that property owners are being asked to verify or correct, and the arms-length real property sales that have occurred in the county since 2009, will be used to appraise each property. Before the property values become final property owners will be given an opportunity to review and discuss them with the county's appraiser. "This office will continue to update local taxpayers on the progress of the reappraisal and their rights with respect to the final value assigned to their property. "I cannot emphasize enough the importance of working together on a process that is so important to us all," Hildebrand said. The revaluation will be completed during 2011 and 2012 and will be reflected on tax bills in 2013. State law requires county auditors to value all real estate parcels in their counties.

There are two formal periods when all real estate must be reviewed to reflect current market values. One is the sexennial or revaluation (once every six years) at which time all property is personally visited and information and values are verified. The other is a triennial update (once every three years) which is conducted during the time period between the sexennialrevaluation when values are adjusted automatically based on market sales that have occurred during the previous three years. According to Hildebrand, "the revaluation is needed because, over a period of time, the value of property may change for various reasons such as economic conditions, improvements or removal of buildings. Erica is the daughter of Mark and Carrie McMichael and the granddaughter of Mark and Othell McMichael and Mary Siesel and the late James Siesel. Dean is the son of Nadine Tuokkola and the late Curtis Mussel-man. He is the grandson of Marcella Tuokkola and the late Elmer Tuokkola and Katherine Musselman and late Delbert Musselman.

Erica wore an ivory strapless a-line dress that featured a drop waist and bodice that had a lot of appliques, crystals and beading scattered throughout and featured a chapel length train that had appliques, crystals and beading scattered throughout. Erica carried a round bouquet of ivory and soft pink roses, alstromeria and freesia. The bouquet was accented with gold pearls and tied with gold ribbon. Bridesmaids were Alyssa Zaebst and Allie Sheerer, cousins of the bride and Danielle Balliet and Megan Barker friends of the bride. Paige Musselman sister of the groom and Macey Sheerer cousin of the bride were junior bridesmaids. The bridesmaids wore short strapless dresses with an empire waist featuring shimmer lace in harvest gold color. They carried round bouquets of ivory roses, alstromeria and freesia; they were tied with brown and gold ribbon. The groom wore a chocolate brown tux with an ivory vest and tie.

The best men were Cory Musselman brother of the groom and Nevin Poland friend of the groom. Groomsmen were Kyle McMichael brother of the bride, Bill Pirnstifl, Andy Stinehelfer and Joe Kaple all friends of the groom. James Mahon cousin of the bride was the ring bearer. They all wore chocolate brown tuxes with gold vests and ties to match the bridesmaids. The mother of the bride wore a chiffon short dress with a belted fitted satin waist in Mocha.

The mother of the groom wore a satin short dress in Latte. Music for the ceremony was performed by Tom Armbruster on guitar and Brian Stitak on the cello. A reception for 280 guests was held in the ballroom at the VFW in Bucyrus with the meal being served by Greenbriar Catering. The four tiered cake featured four flavors and was made by Diane Willis of Marion. Music was provided by Hitman entertainment of Mansfield.

Pictures were done by Groves Studios. Erica is a 2605 graduate of Bucyrus and a 2009 graduate of Bowling Green State University with a Bachelors of Science in Education. Erica is employed as a teacher with Sylvan in Toledo. Dean is a 2005 graduate of Bucyrus and a 2009 graduate of the University of Toledo with a Bachelors of Science in Electrical Engineering. He is employed at DTE Energy in Detroit as an Electrical Richard and Marjorie Noblit Richard and Marjorie Noblit celebrated their 65th wedding anniversary on October 14th.

The former Marjorie Zucker and Richard were married in the Nazareth Lutheran Church, Chatfield, Ohio, by the Rev. Paul Dornbirer in 1945. They ran a dairy farm for a number of years. Then they sold the cows and farm. Both worked for the Timken Co.

Richard also drove a delivery truck for Hearald Printing Co. of New Washington and then was a courier for United Bank. Marjorie volunteers for the Red Cross as a registrant for bloodmobiles. The couple has two sons, Gary of Bucyrus and Jerry and wife Judy of Bloonwille. They have four grandchildren, Pastor Rodney and wife Erin of Crestline, Rhonda and husband Scott of Tampa, Florida, Ryan and wife Becca, and Megan of Columbus.
